Applicants must enter personal information on the Urban Crest Application. Once that is complete, Applicants must enter financial and identity information with our third-party verification system.

Applicants must collectively have verifiable income in an amount not less than 3.00 times the rental rate. We obtain a credit report on each applicant. Our credit reporting agency evaluates credit (which may include rent payment history) as an indicator of future rent payment performance. An unsatisfactory or insufficient finding will result in the requirement of an additional deposit, guarantor, or denial. Applicants are responsible for ensuring their credit history is accurate

Our Residents are required to carry a minimum of $100000.00 Personal Liability Insurance coverage. To satisfy this requirement, you must provide evidence of insurance coverage at initial lease signing and maintain this coverage throughout the entire term of your residency.

The length of time for approval will depend on how quickly we receive the required documentation.  This has to be reviewed by a 3rd party auditor prior to approval.  The average time is 1-48 hours to confirm approval.

Standard Security Deposits range from $250 to $350, depending on the size of the home.

Residents are billed for water usage by the property, which is paid directly to the property in addition to your regular monthly fees. Residents are responsible for setting up electric service, cable/wifi service, and any other preferred services.

Rent payments are due on the 1st of each month, and must be paid online.

Urban Crest offers a variety of lease term options, ranging from 3 to 15 months

On or before move in day, new residents must sign all required lease documents, provide proof of electric service, proof of renters insurance and initial payment

Residents are required to provide a written 60-day notice of intent to vacate

Our gated community offers a 24-hour Fitness Center, 24-hour Clubhouse, 24-hour Pet Park.

The Clubhouse space is available for residents to host private events

Uncovered parking is open to Residents and their guests. We also offered reserved, covered parking.

Urban Crest Residents can have a maximum of 2 pets per home

We welcome qualified service animals in accordance with the Americans with Disabilities Act. To help ensure compliance with applicable laws and provide a consistent review process, requests for service animal accommodations are processed through our secure third-party verification provider.

We have a 24-hour outdoor pet park featuring agility training equipment.

Each pet requires a $250 Pet Fee and $15 Monthly Pet Rent

In a 5 mile radius, Urban Crest Residents can shop/dine at locally owned businesses in the downtown district , browse the Brazos Mall, and shop at major grocery stores like HEB, Walmart, Target and Kroger.

Students at Urban Crest attend Brazosport ISD schools, and are zoned to O.M. Roberts Elementary (PK-5), Lake Jackson Intermediate (6-8), Brazoswood High School (9-12). Brazosport Community College is only 6 miles from home!

Brazoria County Connect Transit's closest stop location is 0.5 miles from Urban Crest. Residents can also schedule bus pick ups from home via the Gulf Coast Transit District mobile app

All payments made to Urban Crest are electronic, via the BILT website or mobile app

90 days prior to lease end, we will send you personalized options for renewal for you to consider. Let us know the best option for you, and a new lease will be uploaded for you to electronically view and sign
